Brand Spanking New or Old and Charming – Which Property Type Suits You?

Should you buy a new build home? Or would an older property suit you better? Here are a few things to bear in mind to help you decide.

What’s good about buying a new build?
  • Often, with a new home, you can specify exactly how you want it. You can choose the kitchen, bathroom, décor and carpets.
  • Everything is brand, spanking new. You shouldn’t have any maintenance or repair worries (or bills) for years.
  • Contemporary homes are designed to suit modern living. New build homes offer popular features, such as kitchen diners, home offices and a bathroom for everyone.
  • New homes come with a builder’s warranty against defects. These typically last 10 years.
  • Most new homes have top energy efficiency ratings. They should save you money on bills and keep you snug, too.

What’s good about buying an older home?
  • They’re often well-located in popular streets and suburbs, with all the shops, services and schools you need close at hand.
  • You can see exactly what you’re buying before you commit. (No guessing what your new home will look like when it’s finished.)
  • Older homes often have sought-after period features such as large rooms with high ceilings and iron fireplaces. They may also have sash windows, quality wood or tiled floors and decorative plasterwork.
  • Older houses offer mature gardens. These add character and provide privacy. (Their gardens are often larger too.)
  • With luck, you’ll be able to move more quickly (than if you’re buying off-plan). You won’t have to wait until your new build home is constructed.
  • Older properties may offer better value for money. They don’t come with the price premium that new build properties sometimes do.
  • There’s often potential to add value. You can do renovations, add extensions or make other improvements.
New and old homes each have their advantages; it just depends on your needs and tastes and your appetite to do building work yourself.
